CARE Homes House Rules and Regulations
Violations of the following house rules are subject to either immediate eviction or written violation notices not to exceed 3 violations within a 1 year period time to avoid eviction. Landlords have the discretion to determine the severity of the violation. If you do not agree to comply with the rules below, please do not apply for housing with CARE Homes.
- Rent is due on the 1st of each month and is late by the 5th. A $50.00 late fee will be assessed and risk of eviction is assumed by the tenant.
- Smoking inside the residence is prohibited. Smoking is allowed in designated smoking areas only. Smoking inside will result in a $250.00 fine.
- Harassment, violence, or disruption to other tenants will not be tolerated.
- Damage to the rental property and household items is grounds for eviction and will be the financial responsibility of the tenant to replace or repair.
- Use or possession of illegal substances on or off the premises is grounds for immediate eviction.
- Alcohol possession, storage or consumption on the premises is prohibited and will result in eviction.
- Tenants shall participate in their weekly chores as part of residing in this residence in accordance with the chore chart provided.
- Tenants are expected to keep the property clean and free of clutter including bedrooms.
- A 30 day notice to vacate is required. Rent must still be paid for this 30 day period.
- Residents convicted of a felony or sex crime while living at the residence are subject to immediate eviction at the discretion of landlord who determines severity of offenses.
- Candles or other burning items are not permitted in the residence.
- Sharing of medications is prohibited between tenants.
- Overnight guests are not allowed without prior written permission from landlord.
- Tenant is responsible for ensuring guests entering the premises follow house rules including no individuals with sex offenses or felonies without permission from landlord.
- I understand that I am required to take my medications as prescribed by my providers to maintain tenancy at CARE Homes.
- I understand that I may be required to take a urine drug screen at the request of CARE Homes and any staff members and that I will have 24 hours to complete the test at my expense to avoid possible eviction. A drug positive test will require participation in an intervention and additional services to maintain tenancy. Any denied test will be considered a fail and you will be issued a 3 day eviction notice.
- I understand that I will be required to follow through with probation/parole requirements to live at CARE Homes.
- I understand that if I relapse on drugs or alcohol while living at CARE Homes that I may be required to attend addiction classes, therapy, and other services to maintain tenancy at CARE Homes.
- Relationships with others in the house should reflect a family type relationship. Association with other residents, workers, or staff in a non-family way (romantic, intimate, or sexual manner) may be cause for discharge.
- CARE Homes is not responsible for lost or stolen property.
- Guest visiting hours are 9:00 AM to 9:00 PM. Overnight guests require prior written permission.
- There is a limit of 1 registered car per tenant. Tenants are not allowed to service vehicles on the premises and non-working vehicles must be removed within 1 week of notice from landlords.
- Residents are responsible for the purchase and preparation of their own snacks and meals. Label your food and drink. If it is not yours do NOT eat it. Violations will result in eviction.
- Smoking/Vaping is permitted in outdoor designated areas only. Dispose of ash and butts in the disposal cans provided on premises.
- Reasonable noise levels are to be maintained at all times. No yelling, screaming, or loud music/TV.
- Landlords can be reached between 9:00 AM and 9:00 PM 7 days per week. In the case of an emergency, call emergency services first and then notify landlords immediately thereafter.
- If landlords are required to move your personal belongings to storage due to hospitalization, incarceration, or for abandonment of property, you will be charged a $150.00 property removal fee. If you request to have your belongings held in storage a $50.00 per month fee will be assessed and storage balance must be paid in full prior to reclaiming property. Personal property not requested by tenant and approved by landlords for storage will be discarded after 30 days and will be considered abandoned property.
- Fire and safety plans are reviewed upon signing of lease. Please become familiar with where smoke detectors, fire extinguishers and entrances and exits are. Always call 911 first.
- Maintain a good relationship with neighbors and stay on CARE Homes property boundaries.
- Your room is for you only. We do not allow couples or roommates. If your circumstances change you must find other housing to support your need. Moving anyone into your room will result in a $500 fine per person and immediate eviction.
- No pets on premises. If you have animal companion letter, you must provide that to landlords and follow all pet rules and regulations. You are responsible for all damage from an animal and could be at high risk for eviction if the animal is a disturbance to any other resident. If any other residents in the home have a pet allergy or phobia your request may be denied. All pets are required to have all vaccinations prior to entry into the home and must be licensed in accordance with city regulations. No high risk animal breeds (animals that have high potential to bite or harm others) will be allowed and no rodents, reptiles, or birds are allowed.
If you are not able to agree and adhere to the above rules, you are not a candidate for tenancy at CARE Homes.
